  • “Agency” refers to a business or organization registered to represent multiple property owners or sellers, and which employs one or more agents for property marketing and transaction facilitation.

  • “Listing” means a property advertisement or post submitted by a seller, owner, agent, or agency on our platform for the purpose of sale or rent, including property descriptions, images, prices, and contact information.


2. Scope of Services

Ovika Real Estate operates an online marketplace where users can:

  • Buy, sell, and rent properties

  • List properties across categories including:

    • Villas and Farm Houses

    • Agricultural Land and Estates

    • Plots, Land, and Sites

    • New Houses and Apartments

    • Second-hand Houses and Apartments

    • Resorts

    • Commercial Spaces

We serve solely as an intermediary, offering marketing and discovery services. We do not verify ownership, condition, or legal status of listed properties unless explicitly stated.


3. User Roles And Responsibilities

Ovika Real Estate serves as a platform for multiple user types. Each user must operate in accordance with the responsibilities outlined below:

3.1 Property Owner

  • A Property Owner is an individual or legal entity who holds legal ownership of a property.

  • Owners must ensure the information provided is accurate and reflects true ownership.

  • They are responsible for verifying that the property complies with applicable laws (e.g., zoning, land use, taxation).

  • Owners can list their property directly or authorize an agent/agency to list on their behalf.

3.2 Seller

  • A Seller is any individual or entity offering a property for sale.

  • A seller may or may not be the legal owner but must have legal rights to sell (e.g., via power of attorney or legal mandate).

  • Sellers must provide clear documentation proving authority to sell.

  • False claims of ownership or misrepresentation will lead to immediate account suspension and potential legal action.

3.3 Buyer

  • A Buyer is any individual or entity interested in purchasing a property.

  • Buyers must conduct proper due diligence before entering into agreements.

  • The buyer is responsible for verifying title documents, property condition, and legal encumbrances before making any payments.

  • Ovika Real Estate is not responsible for failed or disputed transactions between buyer and seller.

3.4 Agent

  • An Agent is an individual authorized to act on behalf of a property owner or seller to list, market, and negotiate property deals.

  • Agents must obtain clear written consent or a mandate from the property owner or seller before listing any property.

  • All agents must disclose their status as intermediaries and not claim ownership of the properties they list.

  • Misrepresentation or impersonation will result in a ban and legal liability.

3.5 Agency

  • An Agency is a registered company or firm that employs agents to manage real estate transactions.

  • Agencies are responsible for the conduct of their listed agents on the platform.

  • Agencies must provide valid registration and legal documents for account verification.

  • All agency listings must be transparent about their commission structures, terms, and contact information.


4. Property Listings

4.1 Eligibility to List

Only property owners, authorized agents, or developers may list properties.

4.2 Listing Accuracy

All listings must include:

  • Accurate property type, area, location, and ownership details

  • Clear and recent images

  • Legal status (freehold, leasehold, disputed, etc.)

  • Pricing (sale or rent)

  • Contact information

We reserve the right to remove listings that are:

  • Inaccurate or misleading

  • Duplicate or spam

  • In violation of laws or third-party rights


5. User Obligations

  • You must not:
